Plans for former Garfield School property get positive review from Blair County Planning Commission
Blair County Planning Commission members Thursday gave a positive review to plans for the former Garfield School property in Altoona.
The Altoona Redevelopment Authority plans to subdivide the former Garfield School site into four lots to develop single-family homes on three of the lots. The homes shown on the plans are each 1,500 square feet, have decks and driveways that connect to either the rear alley or 14th Street. It is unclear whether development of the fourth lot may be proposed in the future, said Tom Gissen of Stuart Group Consulting.
The 13-page plan set is detailed and includes drawings and notes related to existing conditions, demolition, site layout, metes and bounds property line descriptions, building setbacks, offsite improvements, topography, grading, utilities, stormwater runoff, erosion control, material specification and contractor obligations, Gissen said.
The erosion and sediment control plans should be forwarded to the Blair County Conservation District for review, Gissen said
“One important piece of information, we could not locate the square footage of each subdivided lot. While it appears that the subdivision meets the requirements of the RN-B: residential neighborhood, we would like the size of each individual lot shown on the plan,” Gissen added.
He said the project appears to be consistent with the county’s comprehensive plan.
