Township agrees on McMahon extension

Project includes additional lanes, signal modifications

The Logan Township supervisors has approved an agreement with the company that plans to develop 60 acres between Calvary Cemetery and I-99 that calls for the firm to pay all costs for an access project above a $2.29 million grant from Southern Alleghenies Planning & Development Commission and a $250,000 township contribution.

The estimate for constructing a 410-foot extension off McMahon Road, left-turn lanes on McMahon and 17th Street and an ingress lane on McMahon, along with traffic signal modifications on 17th Street and the retiming of nearby signals, is $3.62 million, according to the agreement between the township and Interstate Intersection Investors LLC.

The difference between the grant amount and the project estimate is about $1 million.

The plan is for commercial development.

The property, which includes ground on both sides of Brush Run, was formerly owned by the cemetery.

It includes a floodplain around the creek and a steep hillside along the current cemetery boundary, according to a map provided by the township.

The SAPDC money came through the commission’s Local Access Road Program, which makes money available for road projects that lead to creation of jobs.

The land to be made available for development can accommodate a 20-acre pad and 250,000 square feet of retail space, according to the township’s application for the grant.

The potential development could create 100 or more jobs, according to the application.

The township planned the $250,000 contribution before learning about the grant and simply left it in place afterward, according to township Planning Director Cassandra Schmick.

The township previously obtained ground for the extension of McMahon by condemnation, after being unable to come to terms with the owner of the ground.

The township paid the $105,000 appraised value for the necessary half-acre.

Interstate Intersection Investors LLC managing member and local attorney Joe Grappone did not return messages seeking comment.
