Blair County Planning Commission members Thursday gave a positive review to plans for construction of a quick service restaurant in Logan Township.
Lancore for 415 Orchard Associates LLC plans to construct a 3,488-square-foot quick service restaurant with associated drive-thru, parking, utilities, stormwater, landscaping and lighting at 1414 Sterling St.
The Logan Township Zoning Ordinance would typically require 33 parking spaces for developments of this type; however, the applicant proposed to reduce the onsite parking to 18 spaces, with the remaining required spaces provided by joint use agreement with the existing spaces in Orchard Plaza, said regional planner MacKenzie Caron.
The project site does not appear to have sidewalks along any of the perimeter streets. The plans do not propose adding any sidewalk other than the ones on the building's exterior.
"We recommend the inclusion of sidewalks along Orchard Avenue, if feasible, to promote safe pedestrian passages in this corridor," Caron said..
Because of the decrease in impervious surface cover, no stormwater plans were required with this proposal. The developer should ensure that existing stormwater provisions are designed to manage runoff as a result of this proposal.
Landscaping for this site includes various trees and shrubs which should make for an attractive site.
"If feasible, we recommend the inclusion of additional street trees along Orchard Avenue," Caron said.
