Local developer purchases Colonial Courtyard building in Tyrone

TYRONE -- Local developer Jeff S. Long has purchased the Colonial Courtyard building at 5546 E. Pleasant Valley Blvd.
Long, who built the building about 28 years ago and sold it, decided to purchase the facility after business operator IntegraCare, which had been struggling, reached out to him.
Long pointed out he is not purchasing the business, a senior living community, but plans to reopen it as a Graystone Manor Congregate Care Facility.
Present residents and employees will be required to relocate within the next two months.
Some residents may be moved to Graystone Manor facilities in Bellmeade and Huntingdon. Long said it is possible some employees may be able to gain jobs in one of Long's numerous Graystone facilities.
In an email, Long said "Graystone has recently purchased the property and we do not intend to close it but rebrand it under the Graystone Manor name as a congregate care facility."
Long said he will be offering a different type of care where more people in the Tyrone area can afford. Long said over the years there have been four personal care homes all within a few minutes drive of Tyrone.
"There has never been enough residents in the Tyrone area to justify four personal care homes and the price they charge for personal care is out of reach for many residents of Tyrone, which can be anywhere from $3,000 a month to $6,000 a month," Long wrote.
He said the rebranded congregate care facility will offer extra care and services for those aged 55 and over who want to live independently.
Long said Graystone Manor Tyrone will provide two meals a day, housekeeping, laundry, transportation and a "helping hand when needed."
He said the difference in a congregate care facility is "we cannot do any type of services such as helping with medication, scheduling doctors appointments or anything related to healthcare."
"We feel this will be a good alternative for people who just cannot afford the cost of a personal care home or assisted living facility," Long wrote.
He said the cost to live at this new facility will be approximately $1,200 to $1,500 a month.
He also said many residents who currently reside at Colonial Courtyard will not meet the criteria to remain at this type of facility.
"Many have been offered a room at our other facilities. Those who do qualify will be welcome to stay," Long wrote. "Unfortunately we will not need as much stuff and are trying to offer as many employees as possible jobs at our other locations. We realize this is creating a lot of stress and hardship for families and I apologize for this."
Long said the people who owned Colonial Courtyard were having difficulties selling the facility.
"When they called me and asked me to buy it, I told them I did not want another personal care home so close to my one in Bellmeade. I told them if I bought it I would not continue to operate it as a personal care home," Long wrote.
Long said he is trying to make good use of the property before it was completely closed down.
"I've spent my entire life in Tyrone and the surrounding area trying to provide quality housing and feel in time this new property will provide quality housing and feel in time this new property will provide a much needed alternative for people with low to moderate income," Long wrote.
