Logan Township Planning Commission members unanimously approved the Long John Silver's land development plan Tuesday that will replace the existing restaurant on West Plank Road.
According to Karpinski Engineering project engineer Fritz Alderman, the restaurant will decrease from about 3,000 square feet to about 2,200 square feet, giving customers more parking and maneuvering room.
"The existing one is probably 35 years old, so we're going to take it down and replace it with a modern store, better parking, better drive-thru and better access to the highway," he said.
Development plans also include a sidewalk from the access road to the shopping center, he said, along with an ADA-compliant ramp.
The area around the restaurant will be repaved, restriped and "look like a new property," he said.
Karpinski Engineering would like to open the renovated facility before the start of 2027, but Alderman said that timeline isn't critical because they have yet to receive environmental permits from the county Conservation District.
Planning and Zoning Director Cassandra Schmick said several items also need finishing at the local level, such as the board seeing the plan next Thursday, the engineer finalizing plans, the owner and the board signing off on plans and the company writing a developer's agreement.
"We can probably get most of it done, and of course we won't start construction until it's done," Alderman said.
He said it usually takes his company anywhere from 90 to 120 days to finish these projects.
More landscaping will be added to the property as well, he said, including trees that will line the property and additional work on the right side of the property between the building and the access road.
"I like the plans they sent," Vice-chairman Rick Meintel said. "And the trees."
